RESERVATIONS: Vacation rentals of the Marina View Village apartments are based on a maximum of four persons per apartment (maximum 4 adults or 2 adults and 2 children/babies, or any combination thereof).

  • Babies are categorized as being under 5 years old and children as 5 years old to 11 years old inclusive. Adults are categorized as aged 12 and over.
  • Weekly and nightly apartment rental rates are subject to U.S. Virgin Islands hotel tax of 12.5%.
  • There is a one-time cleaning fee of $200.00 per stay.
  • A minimum 7-night rental is required during HIGH SEASON (November through April).
  • A minimum 5-night rental is required during LOW SEASON (May to October).
  • Furthermore, a 10-night minimum is required on all vacation rentals, which occur during any portionof the Festive Season. Dates of stay must include the period December 24th to January 1st inclusive
  • There is one king bed in the bedroom and one queen sleeper couch in the living rooms. A Crib with crib bedding is available upon request, at no extra charge.
  • Pets are not permitted in the Marina View Village apartments. Service Animals are not pets. The Marina View Village Pet Policy does not apply to Service Animals. Emotional Support Animals (ESA) are, in accordance with law, treated as pets – they are not Service Animals.
  • Access to each apartment is via a staircase – there is no elevator.

ARRIVALS: For a personal meet-and-greet” service at either point of entry on St. John, there is a $60 fee per arrival. 

CHECK IN TIME: 3:00 p.m.

CHECK-OUT TIME: 10:00 am, with no exceptions.

PAYMENT POLICY: Your deposit or full payment (if full payment is due upon booking) in the amount reflected on your Agreement above is due to Marina View Village within 2 business days of booking your reservation.

The balance of rent due, plus government tax and damages (if applicable) must be paid in full by the date designated in your Agreement (see above). If you fail to pay either your deposit or your final balance on time, your reservation may be cancelled, in which case there will be no refunds. Island tax rates are subject to change. Clients are responsible for any additional amount owed due to increased taxes.

Payment can be made by Credit Card, Check or Wire Transfer.

DAMAGE DEPOSIT: A credit card authorization is required for incidentals, damages, etc. incurred during your stay at the rental apartment. If there is breakage, damage, missing items incurred during your stay, you will be provided with an estimate for repair or replacement of the damaged item(s) and charged accordingly. All normal utilities (except careless or extremely excessive use of the rental apartment’s   water or power supply) are included in your rental price.

CREDIT CARD MERCHANT:  Marina Bay Village is the merchant on your credit card transaction. You hereby agree that our services consist of facilitating the sale and paying the suppliers of the rental apartment and any travel services named in this agreement or your itinerary or otherwise providing services or goods in connection with your trip (the “Suppliers”), such as airlines and other lodging providers, local hosts, sightseeing tour operators, bus lines, car rental companies, driving services, restaurants, and providers of entertainment. You agree to indemnify us against all charge backs initiated by you or members of your traveling party. If a Supplier does not provide the service or ceases operations, your only recourse will be against the Supplier. When you agree to the cancellation terms in the previous paragraph, you are waiving any claim that said terms were not properly disclosed to you at the time of the transaction

CANCELLATIONS: Your payments are non-refundable regardless of the reason for the cancellation of your trip. No-shows, late arrivals, a reduction in number of persons in your party after your arrival, and early departures after your arrival are non-refundable. Guests who abandon their rental apartment without permission from Marina View Village management agree they have no rights to compensation.

Exception for Force Majeure: If St. John and the U.S. Virgin Islands are affected by acts of God such as hurricanes, floods, epidemics, pandemics, earthquakes, or other conditions or government-ordered closures, strikes, airport closures, riots, terrorism, or fire, you may cancel, in which event we will use reasonable commercial efforts to cause the owner or manager to agree to reschedule or to a full or partial refund. However, we cannot guarantee such refunds. THE FOREGOING IS MARINA VIEW VILLAGE’S SOLE LIABILITY AND OBLIGATION IN SUCH CIRCUMSTANCES. Our duty under this paragraph does not apply when the rental apartment is available (and travel to the rental apartment is possible) notwithstanding U.S. State Department advisories or the like.

INSURANCE: We strongly recommend that you purchase insurance in case of trip cancellation and medical problems, as well as medical evacuation insurance to cover the cost of a private jet to return home. If you decline insurance coverage, you will personally assume full responsibility for any financial loss associated with your travel arrangements, and you could lose your entire travel investment and/or have to pay more money to correct the situation.

For example, you will suffer a loss if: (i) your flight has been cancelled or delayed and your vacation apartment rental payments are nonrefundable; (ii) you need to cancel your trip due to illness; (iii) a hurricane, volcano or earthquake occurs before your trip or while traveling and you are stranded; (iv) your airline or travel agency files for bankruptcy; (v) a terrorist incident occurs at your destination; (vi) you have a medical emergency in a foreign country and need medical attention or evacuation; (vii) your bags are lost and your medication is in them, and you need to have an emergency prescription filled; or (viii) your passport and wallet are stolen, and you need emergency cash and a replacement passport. You may enjoy more benefits the earlier you purchase. You can find insurance companies by typing “trip insurance” in your web browser. Any questions about what travel insurance does or does not cover should be addressed directly to the travel insurance company.

PASSPORTS AND VISAS: We also advise you to ensure all necessary travel documents (Passports) and driver’s licenses to rent vehicles are up to date. If you are a U.S. Citizen traveling to the U.S. Virgin Islands (St. John, St. Thomas, St. Croix), you will need Proof of Citizenship; this is a Photo ID and a birth certificate with a raised seal (photocopies are not allowed). For further information: http://www.travel.state.gov – if you are planning to do any day trips/day sails to the British Virgin Island or any other Caribbean country, you will need a valid U.S. Passport.

International travel requires a passport valid for 6 months beyond your intended return travel date. In many cases, you will also need to have multiple consecutive blank visa pages within your passport (the number varies depending on the destination(s)). Some destinations also require that visas be obtained prior to travel. Please speak with us if you are unsure about the visa requirements for your travel destination, but you are solely responsible for complying with passport and visa requirements. Your name, as listed on your travel documents, must exactly match your name as listed on your tickets. US citizens should refer to the US State Department’s travel website www.travel.state.gov. Citizens of other countries must make their nationalities known to us and are responsible for obtaining proper documentation in their own countries.

TRAVEL REQUIREMENTS: Local governments can impose travel requirements from time to time, and it is your responsibility to ensure you meet them before your arrival. For the latest COVID-19 government travel regulations for every country, we recommend going to IATA’s website. These requirements change often, so be sure to check them often. For the latest airline requirements, check your airline’s home page.

Marina Bay Village DOES NOT RENT TO ANYONE UNDER THE AGE OF 25. If such a guest attempts to occupy one of the rental properties, ALL MONIES WILL BE FORFEITED AND GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY. The only exception is for a honeymoon couple, if the parent or legal adult makes the reservation and pays the rent. All Guests listed in this Agreement hereby agree to rent this vacation property in accordance with the rental terms and conditions as stipulated in this contract. The Guest understands and agrees Marina Bay Village reserves the right to cancel any booking that is not made in accordance with this Agreement, in which case there will be no refunds.

HOUSE RULES

Access to Marina View Village Apartments: Upon arrival, guest is supplied with a numeric code to access the rental apartment. Guest is required to follow all instructions precisely on using the door-locking mechanism – call if you are unsure! Please ensure that the door is firmly closed when leaving the apartment and do not share the code with anyone, other than your party. Inside the apartment, we advise using the deadbolt for peace of mind.

SAFES: There is one safe in the apartment and directions are provided. There is $50 charge for maintenance calls due to operator error.

MAID SERVICE: Your apartment rental does not include maid service. Maid Service may be arranged at an additional cost. Towels, linens, beach towels and paper products are provided for your entire stay. Any additional supplies will need to be purchased by the guest. Supplies can be requested to be purchased by management in advance of arrival – these are charges at retail prices but will incur a service fee of $50.

GARBAGE REMOVAL: Guests are responsible for removal of all trash from their vacation rental. A $75 fee will be applied to the credit card provided on this contract for incidentals, damages, etc., if Marina View Village management is required to remove trash left behind. There are numerous dumpsters throughout the island for guests to use.

CONSERVING ELECTRICITY: Due to the cost of electricity in the U.S. Virgin Islands, the air-conditioning in your apartment will not be turned on before you arrive. Upon arrival, the staff will be happy to show you how to turn the systems on and off, should you decide to use the air-conditioning. We are requesting that you turn the air-conditioning off when not in the apartment. It does not take long to cool a room down when you return; we understand this is your vacation and we want it to be enjoyable and relaxing. Anything you are willing to do will be appreciated in conserving your electrical usage.

POWER OUTAGE: In case of a Power Outage, do not use water until power has been restored. If water is used when power is out the water pump loses its prime & a maintenance person will need to be called to restore water.

SMOKING: Smoking is not allowed in your apartment. Guests may be fined up to $200 for smoking violations.

CELL PHONE USAGE ALONG THE NORTH SHORE: If you use your cell phone on the north side of the island there is a good chance you will pick up the cell tower on Tortola (British Virgin Islands). If this happens you will be charged for an international call on your cell phone plan.

MAINTENANCE/COMPLAINTS: It is the guest’s obligation to report any problem or damage IMMEDIATELY to management, regardless of the hour. No refunds will be considered unless problems are reported and reviewed by management during your stay on island.

MEDICAL CONDITIONS: Guest must make Marina View Village management aware of any allergies or medical conditions that could be exacerbated by conditions at the Property or the island in general. Examples include weakened immune system, conditions limiting mobility, allergies to fragrances used in laundry detergents, cleaning supplies, pool chemicals, bee stings, rodents, etc. Guest shall note any such allergies or medical conditions on an addendum to this Agreement and this addendum must be emailed to Marina View Village management and acknowledged by both Guest and Marina View Village management for this Agreement to be valid.

DRUGS AND HAZARDOUS MATERIALS: You agree not to use, bring, or permit in your apartment, or on the property, any illegal substances (including drugs), flammable fluids (e.g., gasoline, kerosene, naphtha, or benzene), or other explosives or articles (e.g., weapons) deemed hazardous to life, limb or property.

QUIET ENJOYMENT AND PARTIES: Marina View Village management wish to maintain a family atmosphere for the quiet enjoyment of Guests. We rent to families and responsible adults only; absolutely NO house parties or functions such as weddings are allowed without advance WRITTEN permission from Marina View Village management. Guests shall be sufficiently quiet and peaceful, so as not to disturb other residents of the neighborhood, particularly after 10 p.m. at night. If Guest is found to have had a wedding, a commercial activity such as film production, or any sort of group gathering for more persons than officially scheduled and paid for at the apartment, and/or without Marina View Village advance written permission, he is subject to forfeiture of the entire security deposit and may be evicted without compensation.

UPON DEPARTURE: Turn off the A/C unit upon departure and ensure that the door is closed behind you and locked.

RATES AND PRINTING ERRORS: The information pertaining to Marina View Village apartments in the web site is constantly updated. Marina View Village is not responsible for printing errors or inadvertent omissions. All rates and apartment details are subject to change without prior notice.

RIGHT OF REFUSAL:  Marina View Village reserve the right to refuse service or rentals to anyone at their complete discretion.

LIMITATION OF LIABILITY: Marina View Village assume no liability for losses or damages to personal property, personal injury, death, accidents, delay, or other damages occurring on the property at any time during your stay. You agree to be responsible for the safety of your apartment during occupancy, to lock windows and doors securely and to observe all precautions. Marina View Village is neither liable for your personal safety, the safety of your belongings or the acts of third parties. In no event shall Marina View Village apartments be liable to you or to any other person for any incidental, consequential or special damages. All such losses are the responsibility of the Guest.

LIMITED WARRANTY: The Owner/Manager warrants that the vacation apartment is in material compliance with its specifications indicated on the Marina View Village web site. This is a Limited Warranty and neither Marina View Village nor the Owner/Manager makes any other express or implied warranties of any kind, including without limitation, any warranty of merchantability or fitness for a particular purpose. Marina View Village reserves the right, but shall not be required, to substitute comparable or better accommodations without liability, should the vacation apartment reserved be sold, be out of order, be inadvertently double-booked, or be deemed substandard by us, or unavailable for any reason.
